ListingsPrep

Terms of service

The agreement between ListingsPrep and the brokerage using it.

listingsprep.com's terms of service last updated 9/2/2026 · Between Lunchfocus Consulting ("we", "us") and the brokerage that signed up ("you") · hello@listingsprep.com

1What ListingsPrep is

ListingsPrep helps a real estate brokerage prepare listing photographs: describing them, ordering them, grouping them by room, and producing a set ready to publish. You upload photographs and property details; we process them, including by sending them to a language model, and give you back the prepared result.

2Accounts

The first person on your account is your broker. They invite everyone else, and they decide who at your brokerage may see what. Invitations are single-use links that expire.

You are responsible for what happens under your accounts, including keeping passwords to yourself and telling us promptly if you think one has been compromised. We will not ask you for your password.

3Your content stays yours

You own your photographs, your listings and everything you write. We claim no ownership of any of it.

You grant us only the permission we need to run the service for you: to store your content, to process it (including sending it to our model provider), and to show it to the people you have given access. That permission exists to operate ListingsPrep and for no other purpose. We do not use your photographs to train models, to promote ListingsPrep, or for anything you have not asked for.

4What you promise us

You confirm that you have the right to upload what you upload, and that doing so does not break an agreement with your seller, your photographer, or your MLS. Photographs of a home are often taken by a hired photographer under a licence — making sure that licence permits this use is yours to do, not ours.

You agree not to use ListingsPrep to break the law, to infringe someone's rights, to upload material you have no right to, or to try to reach another brokerage's data.

5What it costs, and when you are charged

Your rates are the ones agreed when your brokerage was signed up. They are recorded against your account, they are shown to you in the app, and they change only by agreement — never for work already done. We have deliberately not written them into this document: rates differ between brokerages, and a price should not need a change of terms.

There are three things you can be charged for:

We show you the amount and which card it is going to before anything is charged, and everything your brokerage has spent is visible in the app at any time. We do not send invoices you have to act on, and nothing is charged on a schedule — only when you take something.

Your broker adds a card, and it covers the whole team.

6Refunds

If we charged you for something that is wrong, email hello@listingsprep.com and we will refund it. We would rather fix the problem and keep you than argue about a single charge.

Because a charge only happens at the moment you take a set or a reel, there is no subscription to cancel and nothing to unwind if you stop using ListingsPrep — you are simply not charged again.

7If a payment fails

A card can expire or be declined. When that happens we will tell your broker, and the charge can be retried with the same card or a different one.

If it stays unpaid we may place the account on hold. A hold is deliberately narrow: it stops new work — saving listings, uploading photographs, and model processing — and it does not stop you reading or exporting anything you have already paid for. You can still sign in, open every listing, and export every set you have bought while a hold is in place, and review links already sent to your clients keep working. Settling the balance lifts it.

8Ending it

You may stop using ListingsPrep at any time, and ask us to off-board your brokerage. We may end this agreement on 30 days' written notice, or immediately if you materially breach it.

Export your work before you ask to be off-boarded. Off-boarding removes your listings, your people and every photograph, and releases the stored files. It cannot be undone. We keep the billing records for what was invoiced, as we are required to.

If you simply stop using ListingsPrep without asking to be off-boarded, photographs still age out on the ordinary 30-day schedule described in the privacy policy.

9Availability

We work to keep ListingsPrep running and we watch it, but we do not offer a guaranteed uptime figure and you should not treat it as the only copy of anything. The app keeps photographs on the machine that uploaded them as well as on our servers, and you can export a full set at any time. Keep your own copies of work that matters.

We may change or improve the service. If we remove something you depend on, we will tell you first.

10Privacy

The privacy policy forms part of this agreement and describes what we hold, who processes it, and how long it stays. Where you are the controller of personal information in your listings and we process it for you, we each agree to do what data protection law requires of us in that role.

11Warranties and liability

ListingsPrep is provided as-is. To the extent the law allows, we disclaim implied warranties of merchantability, fitness for a particular purpose, and non-infringement.

Descriptions and ordering are produced by a language model and are a starting point, not finished copy. You are responsible for reviewing what ListingsPrep produces before you publish it, including for accuracy and for compliance with fair housing, MLS rules and advertising law. We are not liable for what is published from your account.

To the extent the law allows, neither party is liable for indirect, incidental or consequential loss, and our total liability under this agreement is limited to the fees you paid us in the twelve months before the claim.

12General

This agreement is governed by the laws of the State of California, without regard to its conflict-of-law rules, and the state and federal courts located in Los Angeles County, California have exclusive jurisdiction. If a clause is unenforceable the rest survives. Neither of us may assign this agreement without the other's consent, except as part of a sale of the whole business.

If we change these terms we will tell you before the change takes effect. Continuing to use ListingsPrep afterwards means you accept the new version.

Anything here that is unclear, or that does not match what you were told when you signed up, please raise with us at hello@listingsprep.com — we would rather fix the wording than argue about it later.
